Final Trac Acquires Curative Title Solutions of California |

Final Trac West, LLC is a full-service, independently owned, curative tracking, settlement tracking and curative title solution’s company. We are located in California, but do business in all 50 states. Final Trac West was founded to provide a timely, cost effective and quality solution for handling curative title resolution and underwriting/ATO support. We will research the issue, determine the curative steps necessary to resolve the problem, and follow those thoughtful, thorough, and timely procedures that have been determined to be the best course of action in order to remedy whatever issue has been brought before us.
Through our experience, we have witnessed first-hand the growing need for a service to effectively track and record the required releases/discharges/reconveyances of liens within the real estate industry. We frustratingly observed closings being delayed or cancelled, and the ever-increasing amount of title claims being filed. We are prepared to do nothing short of cleaning up this country’s land records, and reinvent the manner in which the handling and recording of title related documents are handled within our industry.
These title responsibilities have been split among so many parties for so long, that it is difficult to determine who is actually accountable for the variety of steps in the process. With the emergence of Final Trac West, an answer has been provided to ensure that all parties involved live up to their responsibilities. Moreover, we pledge that when we are involved in a matter, we will bring all of our resources to bear in order to make certain that the proper and accurate title documents are generated, delivered and recorded.
Tom Bernath
Tom Bernath, one of the founders of Final Trac West, LLC, has 24 years of title experience. His career began at the time when title searches were conducted using “Lot Books.” For the increasing amount of industry members that have never heard of “Lot Books,” these were handwritten ledgers where every recorded document was posted geographically for properties located in a particular county.
Arlene Bernath
Arlene Bernath, earned her Bachelor's Degree in Liberal Studies at California Baptist University and is currently pursuing her Master’s Degree. She began her title career at the age of 18 and worked at Stewart Title for twelve years, the last four on the escrow side, As a Notary Public, she is well versed in signing loan documents. She is fascinated with history and passionate about running a company involved in land record preservation.
At the end of the most recent refinance boom, Tom acknowledged aloud what he had known for quite some time – first, that on the whole, the nation’s land records were in an absolutely deplorable condition; and second, that due to the reality of the downturn of the economy and specifically downsizing within the title industry, the technical and practical title expertise required to both underwrite and solve complex, and even simple title problems, was being lost.
After 18 years at Stewart Title, he resigned his position and along with his title industry tested wife, Arlene, founded Curative Title Solutions, a California Corporation. This company was founded to provide the title industry with a cost effective and efficient solution for the resolution of all types of title claims and issues. After reading the article “Taming the Title Defect Beast Through Curative Tracking,” in the ALTA published Title News by Attorney Billy Snider of the Connecticut-based release tracking company, Final Trac, LLC; Tom knew that he had found two other individuals; Billy, and his business partner Linda Aparo; that understood the problems that Tom had identified, and like Tom, had dedicated themselves to that same mission of remaking the way the industry deals with title issues, even if it took doing it one closing at a time. Connecticut met California and the connection was clear from the beginning; both on a professional and personal level. It was a foregone conclusion that Final Trac West was going to be created in order to provide the industry with a vehicle equipped with the technology, resources, and capacity to satisfy the cumulative desire to correct an industry-wide problem, both today and into the future.
